How long will it take to find a tenant for my property?

Unfortunately there is no exact answer to this question, as the average time leasing our properties varies throughout the year depending upon market conditions.

We take pride in our low vacancy rates and short time on market for our vacant properties when compared to other agencies.

We begin marketing your property as soon as we know the date that the property will be available for rent and ensure we secure the best qualified tenant in the quickest time possible.

 

When you find an applicant for my property, how do you qualify them & can I choose who rents my property?

We want the best tenants for our properties and we ensure the following: 

Every prospective tenant:

  • Is interviewed by our Leasing Team
  • Is required to pass a 100 point identification check
  • We perform a detailed tenancy database search
  • We confirm current and previous rental references
  • We confirm current employment details and personal references


In addition to the above, we ensure that the property is a good fit for the tenant with regards to their place of work, shopping, schools etc. to ensure that they settle in quickly to the area and want to remain longer in your rental property.

You have complete control over the choice of tenant. We will only present you with tenants who meet our strict selection criteria.

 

When do I receive my rent?

We pay rent on the last working day of the month for the majority of our existing owners. 

However, we can accommodate fortnightly or even weekly owner payments to your nominated bank account if you wish.

 

Do I need landlords insurance?

YES – we strongly advise obtaining landlord insurance for your property. 

For a small fee, you and your property are protected in multiple ways, for unforeseen circumstances such as:

  • Accidental damage or breakage
  • Malicious, deliberate, intentional damage or vandalism caused by tenants
  • Public Liability
  • Loss of rental income or theft by tenants

How are rental collections handled?

All rents are due fortnightly in advance.

All Tenants transfer their rent directly to our trust account.

If a tenant is 3 days late with their rent, they are sent a SMS reminding them of the overdue rent.

If a tenant is 5 days late, they are served with a breach notice and personally phoned and emailed. We will contact you to update you on the situation and seek your instructions regarding the possible termination of the tenancy.

If a tenant is 14 days late with their rent, we will serve the tenant with a Notice to Vacate (subject to your instructions), requiring the tenant to vacate the property within 14 days.              

Communication is the key, and we will keep you informed on all matters relating to your property.

 

Can you pay my Water Rates, Council Rates and Strata Levies for me?

Yes, just advise us in writing and we can take care of the rest.

 

Do you provide me with an End of Financial Year Statement of my property for my income tax return?

Yes, we send you an electronic statement for the financial year ending 30 June which can assist with the timely completion of your tax return. 

 

Do I need to redirect my mail?

Yes, we don’t recommend relying on tenants to pass on your mail.

 

Do you have tradespeople readily available to carry out repairs at the property?

In the event that repairs are required at your property we have a large number of tradespeople on our books to carry out the works in a timely manner and at very competitive rates. 

We ensure that all tradespeople are appropriately licensed and insured.

 

How often are property inspections performed?

During a tenants occupancy we carry out routine inspections every 3 months.

When your property is vacant, we inspect the property at least once a week.

When a tenant vacates your property we carry out a detailed outgoing inspection ensuring the tenant returns the property to the condition they received it in (fair wear and tear excepted), utilising the detailed property condition report that the tenant signs at the beginning of their tenancy.

If damage is found or cleaning is necessary we will make the necessary deductions from the tenants rental bond.
